Fencing on Karst & Sinkhole-Prone Ground in Middle Tennessee
A lot of good-looking ground in Maury and Williamson counties sits on limestone that water has been dissolving for a very long time. Setting a sinkhole fence post in Middle Tennessee is its own kind of work, because the hole you dig doesn't always stay a hole. We build fence on this ground for a living.
What karst means for your fence line
USGS, working with TDOT, documents that soluble carbonate rocks underlie most of Middle Tennessee. Geologists define karst by what shows up on the surface: closed depressions, sinkholes, sinking streams, caves, and large springs. Williamson County's government publishes a Geologic Hazards page explaining the mechanism. Water works into limestone, joints widen as the rock dissolves, and the ground above loses support and drops.
MTSU's Center for Cedar Glade Studies has documented the Central Basin karst aquifers. Sinkholes there connect vertically through natural pipes in the soil, running down to dissolution openings and caves below. That soil pipe is why an auger can turn easy for a while and then find nothing at all. Maury County sits on karst too, in the limestone and dolomite along the Duck River, though the county doesn't publish the kind of hazard page Williamson does.
Setting a sinkhole fence post in Middle Tennessee without guessing
This is a different problem from drilling. We cover that on our page about installing fence in rocky limestone terrain, where the challenge is getting through rock that won't give. Here the auger falls through instead.
When a hole loses its bottom, we stop and figure out what we're dealing with before any concrete goes in. Sometimes it's an old soil pipe that already flushed out, and the fix is straightforward. A bigger void means we move the post, shift the line, or span the soft area so no post is carrying load over it. Pouring concrete into a hole nobody has looked into usually means digging it back out. Ground that keeps settling after the fence is up
Rails go out of level. Gates start dragging on one side. A run that went in dead straight develops a dip nobody can explain. Subsidence in karst is slow, and it tends to show up long after the ground was disturbed. MTSU's work notes that sinkhole flooding and collapse frequently follow human development in karst areas, so a recently graded lot is worth watching.

Where the water goes
Sinkholes in the Central Basin form where water finds a path through the rock. Anything that concentrates runoff on your property changes where that water goes, whether it's downspouts, a driveway, or a regraded yard. A fence line can make things worse if it channels water toward a depression, or better if the grade and drainage get handled deliberately. What this does to cost
Karst ground takes more time and more material than a flat yard on good soil, and we can't quote it sight unseen. A hole that hits void sometimes needs a different plan than the one we walked up with. Some lots surprise us and the whole line goes in clean. Others need engineering input, and we'll say so and point you to somebody qualified.

How we handle it
We walk the line before we quote. Our own crew digs the holes, so when one goes soft, the call gets made on site by the person standing over it. Bad ground means the layout moves. Water feeding a depression gets dealt with before a post goes anywhere near it.

Common questions about fencing on karst ground
Can I put a fence across a sinkhole?
Sometimes, and sometimes not. It depends on whether the depression is stable, how water moves through it, and what's underneath. We'd need to see it. If the feature looks active or the ground is still moving, that's a conversation for an engineer before it's a conversation about fence.
What happens if a post hole opens into a void?
We stop augering and take a look at what's down there. Depending on what we find, we may relocate the post, adjust the spacing so the span clears the soft area, or tell you it's worth getting a geotechnical opinion before we go any further.
Does Williamson County have fence rules for sinkholes?
Williamson County's Geologic Hazards page offers preparedness information, not construction or excavation requirements, and we're not aware of any fence permit rule tied to karst. Permit and setback rules vary by city and county, so confirm with your local codes or building department before you build.
My fence has started leaning. Is that a sinkhole?
Maybe, and maybe it's erosion, a rotted post, or a gate pulling on a corner. Leaning that worsens after rain, or a low spot forming near a post, is worth a closer look. We can come out and tell you which one you've got.
